3 Bed House in Regional QLD purchased for $305,000 on a 1,034m2 (Quarter Acre) block. 2 Week Due Diligence Clause in Contract. Council advised 3 more dwellings could be built and house to be retained. Purchase Off-Market. My Agent door knocked the house next door (which was a corner block) also on 1,034m2. Owner reluctant to sell unless we could offer suitable terms as she was building a new home. We offered $325,000 on a 12 month settlement (or earlier by mutual agreement) and paid a 10%. In a rising market we were able to secure the site which is also suitable to build 3 additional dwellings on plus keep the original home. Both sites were purchased by the same family so for $630,000 we have a corner block site with 8 potential dwellings to be developed in due course.
